The fees quoted above are for standard residential purchase transactions of properties up to 850,000.00, involving one mortgage on title, no unforeseen complications, title issues or extensions.

**A Standard Purchase includes the purchase of property up to $850,000.00 with one mortgage held by an institutional lender. No unforeseen complications, title issues, or changes/complications to the agreement of purchase. The property must be zoned as a single family residential (*condominiums must add 100$ to obtain status certificate*). The property is also situated on a whole lot as opposed to a part lot which requires additional title searches to ensure no violations of the Planning Act (100$ may be added at the discretion of the lawyer to quoted price if on a part lot). Ontario/Toronto Land Transfer Tax and any applicable administration fees are not included in the quoted fee.
